Only with our prior written consent. Fireworks must be done by a licensed pyrotechnics company, with approval from the Bar fire service sent to us at least 30 days before the event. Guests may not bring their own fireworks or smoke effects. In July, August and September fireworks may be forbidden because of fire risk, and on the day we may cancel them for wind or drought without refund. Sky lanterns, flares and cold-spark machines need separate written approval.
Yes. Guest insurance is included with the tourist tax and is provided through UNIQA Crna Gora. In case of loss or injury, report it at www.uniqa.me with your guest registration and receipt. We still recommend your own travel insurance, especially to cover cancellations.
If the group fits the villa’s overnight capacity (18 guests) and there is no wedding-style setup, it is priced as a holiday stay, with catering and decoration quoted separately. Larger groups, or celebrations with tables, chairs and waiters, are priced as events.
Yes, both villas are pet-friendly with prior written approval. Well-behaved dogs or cats are welcome, up to 2 pets per booking. A pet cleaning fee of €50 per pet per night applies, plus a €500 pet security deposit. Pets are not allowed on beds or furniture or in the pools, and must be on a leash while staff are working. The pet owner signs a pet addendum before or at check-in. We may refuse some breeds or very large dogs for safety reasons.
Yes, both pools are heated in season, from 1 May to 1 October; how warm they get depends on the weather (at about 18°C outside, the water stays around 20°C). Outside the season the pools stay open and clean for cold-water swimmers. Talići Hill has an infinity pool with sunbeds and cabanas, 0.5–1.60 m deep. SeiSensi has a private infinity pool above the beach with sea and sunset views, floating bean bags and pool beds. Both pools use salt-water electrolysis. Jumping into the pools is not allowed and children must be supervised.
At Talići Hill, the outdoor areas and bedrooms 1 and 2 are wheelchair accessible. Bedrooms 4 and 5 can be reached through the back entrance used by staff, and bedrooms 3, 6 and 7 are not easily accessible for wheelchair users. SeiSensi is not wheelchair accessible because of the many stairs in the villa and grounds. Please tell us about any mobility needs when you book.
Talići Hill has 8-9 sunbeds plus canopy beds, which has worked well for groups of 80-120. We do not rent extra sunbeds; if your planner brings their own, some villa furniture is removed to make space.
Yes. Bath towels, soap, body wash, shampoo and toilet paper are in the rooms, and pool towels are by the pool.
Generally no; event food comes from our in-house caterer. Exceptions are possible only after agreement with our chef and if food-safety rules are met.
No. The villa’s glasses and dinnerware (a set for 18) are for overnight guests only. Glassware for the event is rented through our caterer, and breakages are charged per glass.
No. Only guests registered at check-in may stay overnight. Friends can join only if a room is free and they register; otherwise they stay elsewhere in Sutomore or Bar. Day visitors need permission from reception, and extra people or cars are checked.
Yes, on the event day or the day before. The person who ordered them must be there to receive and pay the supplier, or name someone who will. If our staff have to receive or unload the delivery, a fee applies; it is photographed and stored in the BBQ area under camera, and we are not responsible for it. We do not stock fridges for you.
No stakes or poles in the lawn. Use heavy weighted bases (the wind can be strong) and cover or decorate them. Pavilions and tents must be tied down firmly.
Rented furniture is set up once. Moving or re-setting it to another area during the stay costs extra.
Yes, when staff are available and agree; a fee applies.
Yes, if the villa is free, priced per room per night. Ask reception for the current price.
No. Platform bookings are for holiday stays only. Weddings, parties and other events need a direct contract with us, with event terms and pricing. Email [email protected].
Yes, outside the summer season (January-May and October-December) you can book a single night, subject to availability. In summer a longer minimum stay applies; ask us for your dates.
Yes, on request. You can book with use of the rooms until 14:00 on days when the rooms are free, or outdoor-only on fully booked days (the event room can be used for changing). Ask us for the current price.
For events, in-house catering is mandatory: food, drinks and waiters are provided by our chef, and cakes and cookies by our in-house pastry partner, Sweet Melodies. Outside caterers and private chefs are not permitted. You can bring your own food on non-event days. Your own drinks are generally not allowed on the event day, but special wines can be brought with a corkage charge. For a welcome party or day-after party you may bring your own drinks (self-service unless you book waiters).
Yes. Bottled water is sold in 6-bottle packs, and wine and prosecco are available at Talići Hill reception. Prices on request.
Yes, using the TV in the event room, with care for the equipment. There is no TV for the garden.
We are open to collaborations. Email [email protected] with the dates, crew size, areas you need, branding and credits.
Local wedding registrars cannot come to the venue, so the legal registration has to be arranged separately. Your planner can advise you.
Yes, tell us your plans. A maintenance fee applies depending on the number of guests; it covers use of the facilities (BBQ, pool, event room, parking), cleaning, the gardener, trash removal and maintenance until 23:00. Catering and drinks are not included; you may bring your own drinks for these days.
No. SeiSensi does not host events or celebrations because of limits of the property and the neighbourhood. For weddings and events, see Talići Hill, about 7 minutes away.
Not on the event day. On other days you can order from restaurants in Sutomore and Bar that deliver to the villa; reception helps you choose and arrange it.
For day events – yes. Please check the current pricing and limitations.
Yes. The whole estate can be rented Monday-Friday for one day without overnight stay: 8 hours, from 16:00 to 00:00. Shorter rentals (for example a 2-4 hour ceremony or party) are not offered; every event uses the whole property.
Yes, with care in windy weather. Staff place a water hose with a spray gun next to it, and someone must be able to use it at any time.
Yes. Site visits are held on set dates, usually at 11:00, when the villa is not occupied by guests. We also do video calls via WhatsApp or Zoom with reception or our event planner. Couples with a confirmed event booking get 2 free planning visits; further visits are charged.
Yes. An external masseuse comes to the villa; you choose the duration. Price on request.
Yes. On request, reception arranges transfers and taxis to and from the villas, airports and other locations (cars, Mercedes V-Class for up to 7 people, and Sprinter vans for groups), as well as rental cars, including pick-up at Tirana Airport. Prices depend on the route and vehicle and are quoted on request.
Yes. Please tell those people in writing yourselves, and give us the guest list and the names or photos of anyone who must not be admitted. A security person can stand at the entrance (a fee applies) and will refuse entry to anyone on that list.
Yes. We can help organise decoration for anniversaries, proposals, birthdays, surprises and other special occasions during your stay.
Yes, for villa guests we provide a reservation confirmation letter with the booking confirmation and proof of payment; please request it at least 1 month before check-in. We do not issue guarantee letters. Holders of a valid Schengen, US, UK or Irish visa or residence permit can usually enter Montenegro for up to 30 days, but please check the current rules with a Montenegrin embassy or consulate. A refused visa is not a reason for free cancellation.
Yes. Reception recommends and can book restaurants nearby, for example Pino Del Mar (seafood and sunset), Soho (pizza), the Kalamper hotel rooftop and Tutto Bene.
Yes. Send reception a shopping list before arrival; a service fee applies on top of the shopping. Card payment adds 3%.
Yes. Children staying overnight count toward the maximum of 18 overnight guests, but there is no extra accommodation charge for them. Any per-child charges for the event itself are set by the planner and caterer.
Yes. Every bedroom in both villas has air conditioning, and Wi-Fi is included. At Talići Hill, rooms 1–5 also have underfloor heating; rooms 6 and 7 have air conditioning only. At SeiSensi, every bedroom also has underfloor heating.
Yes, a professional wedding planner is required for every wedding at Talići Hill. If you do not have one, we can recommend our in-house planners.
Yes. Cribs (travel cots) and high chairs are available on request at both villas; please tell us when you book. At Talići Hill the two folding beds in the master suite’s inner room also suit young children.
We do not run boat trips ourselves, but reception can refer you to a partner tour operator and arrange transfers.
Yes, for holiday stays: 5% off for 7 nights or more and 10% off for 14 nights or more.
Yes, olive oil from our own olive grove, in 20 ml and 100 ml gift packs and 500 ml bottles. They are popular as wedding favours.
At this time, Breakfast is not offered at Talići Hill in the 2027 season, please contact us before your arrival for confirmation. For other meal options, such as a private dinner with our chef, please contact reception.
Yes. Stairs lead from the villa directly to a public pebble beach. The beach terrace below the pool has a dining table, mini bar and sun beds. Beach toys (SUP boards, kayak, bean bags) and pool and beach towels are included; staff inflate the SUPs on request. A four-star restaurant is next door, and reception can refer you to a partner for boat trips.

Email [email protected] with your dates, the villa, number of guests, and the payer’s full name, address, phone and email (and your wedding planner, if it is an event). Reception sends a pro-forma invoice with the booking contract and terms. The dates are held until the date on the pro-forma invoice (usually 7 days). Paying the 30% booking advance confirms the booking, and the balance is due 15 days before check-in.
Search Google Maps for “SeiSensi Villa Susanj” and call reception on +382 68 068 843 when you arrive; someone will meet you and open the villa.
Reception meets you at check-in and gives you the keys with the gate remote. Keep the gate closed and locked at all times, and never climb the fence. If you leave before reception opens, open the gate with the remote and leave the keys at reception (at SeiSensi, leave through the lower beach gate; staff lock it after you).
Each bedroom has its own thermostat. Keep doors and windows closed or the AC cannot keep up. In summer, raise the temperature rather than switching the unit off. Please do not change the controls at reception; they run the main heat pumps. Ask reception if something does not work.
Bookings are currently open up to 2028; 2029 is not open yet. Dates are held only until the date on your pro-forma invoice, so book once you have chosen your dates.
The villas are about 8 km apart, roughly a 7-minute drive. Many groups book both: Talići Hill for the event and SeiSensi for extra bedrooms or a beach day before or after.
Most weddings are booked 1-2 years in advance. Once you decide, we issue a pro-forma invoice and hold the dates until the date on the invoice while you pay the booking advance.
Sutomore beach is about 2 km from Talići Hill, roughly a 5-minute drive.
SeiSensi has high-speed Wi-Fi throughout the villa and outdoor areas, and a desk in the living area with good natural light for remote work. Wi-Fi is included at Talići Hill too. Around 350mbs at 5G connection.
The air conditioning is switched on the evening before the event, and fans can be rented for the corners. Water-mist fans are not used indoors because they leave water on the floor.
Music is allowed outdoors from 15:00 to 00:00, with a 90 dB limit. After midnight the party can continue inside the event room until 03:00 for an additional fee. Permitted styles include chill-out, lounge, jazz, deep house, house, pop, Latino, reggae, Afro, RnB, soul, bossa nova, world fusion and traditional Balkan acoustic music; other styles on request. Guests may not request songs from the DJ or musicians, and performers must be registered under Montenegrin labour law.
Talići Hill is a 400 m² villa with 7 bedrooms, 5 bathrooms and 1 extra toilet, sleeping up to 18 guests in real beds (no sofa beds): 4 king beds (180×200 cm), 1 double bed (160×200 cm) and 8 single beds. Room 3 (the gallery above the living room) has no bathroom of its own; its guests use the bathroom of room 1 or 2 and the ground-floor toilet. The maximum of 18 includes the two folding beds in the master suite’s inner room, so 16 is the comfortable number with couples sharing rooms. Extra folding beds are available on request in rooms 3, 5 and 6.
SeiSensi is a 400 m² villa with 4 en-suite bedrooms for up to 14 guests. The master bedroom on the second floor has a king bed, a black freestanding bathtub, floor-to-ceiling windows and a private sea-view terrace. The three ground-floor bedrooms sleep up to 4 each: two with two single beds and a sofa bed for two, and one with a king bed and a sofa bed for two.
The villa’s parking has space for 3 cars.
There is parking for 8 cars inside the gates (under video surveillance) and about 150 spaces on the street outside the property.
There is no minimum. The maximum is 300 guests. The front of the villa holds up to 50 guests, the pool area another 50 (100 in total), and the lawn below the pool up to 300. The indoor event room (100 m²) seats 60-80, depending on the table layout.

Event prices are for the property only and depend on the season, the number of nights and the number of event guests. The event package includes all 7 bedrooms, exclusive use of the estate, the heated pool, wooden decking and string lights, the event room until 00:00, reception, maintenance and the villa crew. Catering, the wedding planner and decoration are extra. Email [email protected] with your dates and guest numbers for the current price.
The price is for the whole villa (up to 14 guests) and depends on the season and length of stay, and includes maintenance and daily cleaning. Email [email protected] with your dates for the current rate and availability.
Every wedding uses the same event pricing, whatever the number of guests. For a lower budget, consider off-season dates (for example April or October) or the weekday day rental without overnight stay.
Breakfast is not currently offered at SeiSensi. A private chef and bartender can be booked on request.
Yes. Daily cleaning (or as you prefer), towels and bathroom toiletries are included, as are electricity, water and internet. Extra cleaning can be requested.
Yes, IQOS heated-tobacco devices are allowed indoors. Cigarettes are not.
Yes, booking directly with us is cheaper than booking through online travel agencies. If you have already booked on a platform, check whether your booking has free cancellation, cancel it there and email [email protected]; your dates are confirmed once the platform booking is cancelled and the booking advance is paid to us.
Live music and music outside the villa are not allowed at SeiSensi. Please keep noise outside to a minimum, out of respect for the neighbours.
Yes. The 7.000 m² estate is private and secluded. The entrance gates, part of the garden and the inside parking are covered by CCTV, the villa has an alarm system, and venue security is organised by us during events.
Yes. You get 10% off the second villa for the same dates, or 5% off the second villa for different dates (for example to extend your stay). The same discount applies if your guests book the second villa. A minimum stay of 3 nights at each villa is required. Together the villas sleep up to 32 guests.
Neither villa has a restaurant. Our in-house chef can cook a private lunch or dinner at the villa if you book in advance. Outside event days, reception can also help you order delivery from restaurants in Sutomore and Bar or recommend restaurants nearby.
Yes. A refundable security deposit is paid in cash at check-in: €200-5,000 for holiday stays and €1,000-5,000 for events; the exact amount is on your invoice. Any deductions (damage, missing items, extra cleaning, smoking indoors, unpaid services) are itemised, and the balance is returned within 10 business days after check-out.
Yes. A portable Bluetooth speaker is available free of charge, and the TVs have sound systems. For events, a microphone can be connected to the villa speaker.
Talići Hill has a washing machine for guests in the main kitchen (no dryer), and SeiSensi has a laundry room. We do not offer a laundry service; reception can point you to a laundry in Bar.
Yes. Rooms have tea and coffee. There is a Lavazza A Modo Mio pod machine in the old part of the villa, refilled daily, plus instant and traditional coffee. The coffee machine in the BBQ area is switched off on event days and can be turned on for a fee.
Yes. Venue security is organised by us, and extra night security is added for events that run late. Security covers the property, not disputes between guests.
Tips are optional. A suggested service tip is shown on the invoice, and tips are shared equally among the whole crew (housekeeping, gardeners, reception and helpers).
Tourist tax and guest insurance are charged at €1.50 per person per night for overnight guests, paid on arrival and shown separately on the invoice.
Your stay is paid through the platform. Tourist tax and the security deposit are collected at check-in.
Talići Hill – Rustic Villas and SeiSensi – Luxury Beach Villa are two private, family-owned villas on the Montenegrin coast, run by THILL DOO (the Čakalović family). Talići Hill is a restored 17th-century stone estate in Sutomore with 7 bedrooms for up to 18 guests, a heated infinity pool and a 7.000 m² private garden, and it is an event and wedding venue for up to 300 guests. SeiSensi is a modern beach villa in Šušanj, Bar, with 4 en-suite bedrooms for up to 14 guests, a heated infinity pool and direct access to a public pebble beach.
Check-in is from 14:00 to 22:00 and check-out is by 11:00. Early check-in is not available because the villa is cleaned and prepared for each arrival. Late check-out may be possible for an additional fee, subject to availability and confirmation that no other guests are arriving afterwards.
Smoking is not allowed indoors (a cleaning fee is charged) but is allowed outside. Only registered guests may stay overnight. Quiet hours are 22:00-08:00 outside booked events. Please do not move furniture, lock gates and doors when you go out, and use the pool at your own risk: no jumping, and children must be supervised.
Please rinse off sunscreen before swimming (it clouds the water), keep cushions and glass away from the pool, do not jump in, and supervise children. During repairs the pool may be closed; we will tell you in advance.
A voucher covers accommodation at our villas within 12 months of the original check-in date. It does not cover transfers, boat trips or other third-party services, and it is not transferable. An unused remainder can be reissued as a new voucher. Guests staying on a voucher still pay the security deposit at check-in.
Chairs, round tables (160 cm, seat 6-7), rectangular tables (90 × 200 cm), high cocktail tables, tablecloths, gas heaters, hanging water-mist fans and outdoor two-seater sofas. String lights (villa front, pool, below the pool, old olive tree) and wooden decking below the pool are included. We do not provide lighting or sound services. Ask us for current rental prices.
A heated infinity pool with sunbeds and cabanas, a 7.000 m² private garden with olive grove and organic vegetable garden, a 100 m² event room (taverna) with two toilets, a covered BBQ area with outdoor kitchen and large dining table, a lounge with satellite TV, a wood-burning firepit and a sea-view wooden swing. Inside: living room, kitchen, dining area and fireplace.
The indoor event room (taverna) is included until 00:00. It seats 60-80 guests, and larger groups can stand around high tables. A 320 m² luxury tent (16 × 20 m) can be rented from a third-party company; it needs 3 days to set up and take down, the deposit is non-refundable, and it can be cancelled up to a week before the event. We cannot give refunds for weather, so plan a backup with your planner if the forecast is poor.
Reception reminds you that the deadline on the pro-forma invoice has passed and asks for proof of payment by noon the next day. Without it, the booking is cancelled and the dates are released.
SeiSensi has a backup generator.
The first floor has a living room with bamboo high ceilings, sea views, TV and soundbar, a long wooden dining table and a bar, and a large kitchen with marble countertops, electric/gas stove, oven, microwave, dishwasher, side-by-side fridge, washing machine, toaster, espresso/coffee machine and full cookware and cutlery. A gas BBQ is just outside, with sea views.
An indoor kitchen and an outdoor kitchen, each with two fridges, plus a dishwasher, a gas BBQ and a wood-fired BBQ. Resident guests can use the BBQ at no charge.
The villa is about 1 km from the main coastal road, up a steep and narrow road. Drive slowly; parking is inside the estate.
The same policy applies at both villas (Terms and Conditions V 01-26). Charges are a share of the booking payments you have made, counted from the day we receive your written request: 366 days or more before check-in, 10% charge and a 90% refund (or 90% credit for new dates); 181-365 days, 30% charge and a 70% voucher; 31-180 days, 50% charge and a 50% voucher; 0-30 days, 80% charge and a 20% voucher; 0-15 days, the full booking price is due with no refund or voucher. No-shows and early departures are charged in full. Dates can be changed once, subject to availability and current prices. Vouchers are valid for 12 months from the original check-in date and are not transferable. Visa refusals and travel problems in your home country are not grounds for free cancellation, so we recommend travel insurance.
Menus are tailored to your event: seated or buffet, with meat, fish and vegan options, open bar and signature cocktails. Food tastings are available on request (paid in cash, not available 24 December-1 February). Contact our chef Bojan at [email protected] for menus and current prices. Please tell the caterer about allergies and dietary needs well in advance.
Use your invoice number as the payment reference and pay to the bank account printed on your invoice (each villa has its own account). Transfer fees are paid by the sender. Bank transfers are accepted up to 15 days before check-in; after that, please pay at check-in.
The final invoice is issued at check-out, with everything on one invoice; an advance invoice is available on request. Refunds are paid only to the bank account the money came from, never in cash, and bank fees are deducted.
Talići Hill sleeps 18 and SeiSensi sleeps 14 (32 together, with the bundle discount). Other guests can stay in hotels and apartments in Sutomore and Bar, which they book themselves, for example through Booking.com; reception can suggest nearby options. We have no group rates with partner hotels.
SeiSensi is in Šušanj, Bar, on the main coastal road for easy access. A four-star restaurant is next door and the town of Bar is close by.
A small shop is on the main road below the villa, about 5-10 minutes away, and larger supermarkets are in Sutomore.
Both villas are in the middle of the Montenegrin coast. From Talići Hill, Podgorica Airport is about 40 km (30-40 minutes) and Tivat Airport about 50 km (about 1 hour). From SeiSensi in Bar, Podgorica Airport is about 50-60 minutes and Tivat Airport 1-2 hours depending on traffic. Dubrovnik Airport (Croatia) is about 2.5-3 hours and Tirana Airport (Albania) about 3 hours from either villa.
Bank transfer (Montenegro is in the SEPA system), cash in person, and Mastercard or Visa in person at reception. A 3% bank fee is added to card and crypto payments; crypto is possible on request. We do not accept American Express or online payment links. Transfers from outside SEPA usually take 2-3 working days and are not credited at weekends. Bank fees are paid by the sender, and our bank details are only on your invoice.
Room 4, the Sea View Suite (master bedroom) on the first floor: king bed, seating area, walk-in closet with two hidden foldable single beds, and a bathroom with jacuzzi and shower. Its balcony looks over the sea, garden, pool and mountains.
Online travel agencies show holiday-stay prices only. Events include extra costs such as privatising the estate, additional staff and working hours, preparation and maintenance.
Wedding planners, caterers, decorators and musicians usually set up the day before and clear out the day after, and many couples hold a welcome dinner before and a relaxed day after. Weekend bookings in high season therefore have a minimum stay; ask us for the rule that applies to your dates.
